Terms of Service
The terms on which you may use this website and make an enquiry. Building and electrical work itself is governed by the written quotation and contract we issue for each job.
Last updated [Date] · Version 1.0
This is a drafting template, not legal advice.
Fill in every [bracketed] field and have a UK solicitor review the wording against the contract and quotation documents you actually issue. Building work for homeowners is consumer work — the Consumer Rights Act 2015 and the Consumer Contracts Regulations 2013 impose duties that cannot be signed away, including a cancellation right.
1. Who we are
This website is operated by BIGBEST CONSTRUCTION LTD (“BIGBEST”, “we”, “us”, “our”), a private limited company registered in England and Wales under company number 16666260, whose registered office is at 49 Mansell Road, Greenford, England, UB6 9EL.
We were incorporated on 21 August 2025. Our registered activities under the UK Standard Industrial Classification are 41202 — Construction of domestic buildings, 43210 — Electrical installation, 78109 — Other activities of employment placement agencies and 78200 — Temporary employment agency activities.
Where we supply or introduce workers we act either as an employment agency (introducing a work-seeker for a hirer to engage directly, SIC 78109) or as an employment business (supplying a work-seeker who remains engaged by us, SIC 78200). Which capacity applies is confirmed in writing for each engagement, as required by the Conduct of Employment Agencies and Employment Businesses Regulations 2003.

2. Acceptance of these terms
By accessing, browsing or using this website you confirm that you accept these Terms of Service and agree to comply with them. If you do not agree, you must not use the site.
If you use the site on behalf of a company or other organisation, you confirm that you have authority to bind that organisation to these terms.
3. Using the website
We grant you a limited, non-exclusive, revocable licence to access this website for your own personal or internal business use in connection with obtaining building or electrical services, or seeking work with us.
You must not use this website:
- in any way that breaches applicable local, national or international law or regulation;
- to send, upload or knowingly receive any material that is unlawful, defamatory, discriminatory or harmful;
- to transmit unsolicited or unauthorised advertising or promotional material;
- to scrape, harvest, mine or systematically extract data by automated means;
- to introduce viruses, trojans, worms, logic bombs or other material that is malicious or technologically harmful.
4. Enquiries and no contract for works
Submitting an enquiry form, sending drawings, emailing us or telephoning us does not create a contract for building or electrical work. It is an invitation for us to survey the property and put forward a quotation.
A contract only comes into existence when we have issued a written quotation and you have accepted it in writing, or when works have commenced on terms previously agreed between us in writing.
Any indicative prices, timescales or availability shown on this website or given in initial correspondence are estimates only, are not offers, and are not binding until confirmed in a written quotation.
5. Quotations, contracts and variations
Each quotation sets out the scope of works, the price, the payment schedule, the anticipated programme and any exclusions. Where the quotation and this page conflict, the quotation takes precedence.
5.1 Validity
Quotations are open for acceptance for the period stated on them, normally [30] days. After that we may need to re-price for material and labour costs.
5.2 Variations and unforeseen work
Building work uncovers things nobody could see at survey — inadequate foundations, hidden decay, non-compliant existing wiring, asbestos. Where that happens we will stop, tell you, and price the additional work in writing before proceeding. No variation is charged without your written agreement.
5.3 Exclusions
Unless expressly stated in the quotation, our price excludes planning fees, building control fees, party wall surveyor fees, structural engineer's design, skip permits and parking suspensions, and the cost of asbestos survey or licensed removal.
5.4 Your obligations
You agree to provide safe access to the property, a supply of water and electricity for the works, accurate information about the property and any known defects, and any drawings, approvals or consents that the works depend on.
6. If you are a consumer
Where you are engaging us for work on your own home and not for the purposes of a business, you have rights that these terms do not affect.
6.1 Right to cancel
Where a contract is agreed away from our business premises — for example at your home during a survey — or entirely at a distance, the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 normally give you 14 days from the day the contract is made to cancel without giving a reason. We will provide the cancellation information and form with your quotation.
If you ask us in writing to begin work during that 14-day period, and then cancel, you remain liable for the value of the work carried out up to the point of cancellation.
6.2 Statutory rights
Under the Consumer Rights Act 2015 our services must be carried out with reasonable care and skill, within a reasonable time where no time is agreed, and for a reasonable price where none is agreed. Any materials we supply must be of satisfactory quality, fit for purpose and as described. Nothing in these terms limits those rights.
7. Contractors and labour supply
Where we supply operatives to work on your site, that supply is governed by the written terms and rates agreed for the engagement, which take precedence over this page. Those terms will address, as a minimum: rates and the basis of calculation; timesheet approval and invoicing; notice and cancellation; and the allocation of responsibility for site safety, supervision and direction.
Operatives supplied by us work under your direction and control on your site. You remain the party responsible for the site, for site induction, for the provision of a safe place of work, and for compliance with your own duties under the Construction (Design and Management) Regulations 2015.
We verify identity, right to work and CSCS card status before an operative attends. Those checks do not transfer your own statutory duties to us, and we give no warranty as to output or productivity beyond the terms expressly agreed.
8. Work-seekers — no fees
We do not charge work-seekers a fee for finding or seeking to find them work. This is required by the Employment Agencies Act 1973 and the Conduct of Employment Agencies and Employment Businesses Regulations 2003, and it is our policy without exception — not to register, not to be put forward, and not to start on a site. If anyone claiming to represent BIGBEST CONSTRUCTION LTD asks you for payment in order to be given work, do not pay, and tell us immediately.
By sending us your details you confirm that the information you provide is accurate, that the cards and qualifications you hold are genuine and current, and that you will disclose your right to work status honestly.
9. Certification, building regulations and guarantees
Electrical installation work is carried out to BS 7671, and notifiable domestic work is dealt with under Part P of the Building Regulations. We issue the appropriate Electrical Installation Certificate or Minor Electrical Installation Works Certificate on completion.
Where construction work requires building control approval we will arrange and attend inspections as set out in the quotation, but final approval is issued by the building control body and is not something we can guarantee on their behalf.
Workmanship is guaranteed for the period stated on your quotation. Manufacturer warranties on materials we supply are passed through to you. Guarantees do not cover fair wear and tear, misuse, alteration by others, or failure to maintain the installation.
10. Accuracy of information on this site
The content on this website is provided for general information only. It does not constitute legal, technical or professional advice and you should not rely on it as such. Statements about statutory obligations are simplified summaries of complex law and may not reflect the latest position.

11. Intellectual property
We own or are licensed to use all intellectual property rights in this website and in the material published on it, including its text, layout, graphics, design and source code. All such rights are reserved.
You may print off one copy and download extracts of any page for your own reference. You must not modify the copies, use any illustrations or graphics separately from the accompanying text, or use any part of the content for commercial purposes without our written licence.
12. Acceptable use and account security
You are responsible for keeping confidential any credentials issued to you for any client portal we operate, and for all activity carried out under them. You must notify us immediately if you suspect unauthorised use.
We may suspend or withdraw access to all or part of the site without notice where we reasonably believe these terms have been breached.
13. Third-party links and resources
Where this site links to other sites and resources provided by third parties, those links are provided for information only. We have no control over their contents and accept no responsibility for them or for any loss arising from your use of them.
14. Availability of the website
We do not guarantee that this website, or any content on it, will always be available or uninterrupted. We may suspend, withdraw or restrict availability of all or any part of the site for business and operational reasons.
15. Our liability
Nothing in these terms excludes or limits our liability for death or personal injury arising from our negligence, for fraud or fraudulent misrepresentation, for breach of the terms implied by the Consumer Rights Act 2015, or for any other liability that cannot lawfully be excluded or limited.
Subject to that, and to the extent permitted by law:
- we exclude all conditions, warranties, representations and other terms that might otherwise be implied into these website terms;
- we will not be liable for any loss of profit, loss of business, business interruption, loss of anticipated savings, loss of goodwill or any indirect or consequential loss arising from your use of this website;
- our total liability in connection with this website is limited to [£ amount].
Liability in connection with building and electrical works, and with the supply of labour, is dealt with separately in the contract documents for that engagement and is backed by our public liability and employers' liability insurance.
16. Privacy and cookies
We process personal data in accordance with our Privacy Policy, which forms part of these terms. Please read it before submitting any personal information through this site.
17. Changes to these terms
We may amend these terms at any time by updating this page. Please check it from time to time. The version in force is the one published on the site at the moment you use it, and the date at the top of this page shows when it was last revised.
18. Governing law and jurisdiction
These terms, their subject matter and their formation are governed by the law of England and Wales. Both parties agree to the exclusive jurisdiction of the courts of England and Wales, save that if you are a consumer resident elsewhere in the United Kingdom you may also bring proceedings in your own jurisdiction.
